RESIDENTIAL RENTAL CRITERIA

IDENTIFICATION

All applicants must have a government issued or university photo I.D.

An applicant’s social security number or passport number is required.

Applicants who are citizens of another country must provide: (1) a passport; (2) the INS document that entitles the applicant to be in the United States, and (3) proof of employment in this country, or an I20 verifying student status and proof of enrollment. If you cannot provide proof of enrollment at the time your application is submitted, your approval may be conditioned upon submitting proof of enrollment as soon as it becomes available. If proof of enrollment is not submitted within 7 days of lease execution, Landlord may, at its option, terminate the lease and resident’s right to possession of the premises.

Management will require a photocopy of the applicant’s identifying documents, including government or university ID, passport, and/or visa.

Applications may be rejected based on the discovery of the following kinds of convictions:

  • Felonies
  • Sex related crimes
  • Misdemeanors involving injury to persons
  • Misdemeanors involving burglary or theft of property
  • Having a record of being a registered sex offender
  • Applications may also be rejected based on discovery of arrests for any assault, felony, sex related crime, arson, or criminal violation involving the sale or manufacture of illegal drugs that was resolved by conviction, court ordered community supervision, plea of nolo contendre, or pretrial diversion.
  • Screening requirements for applicants residing in the city of Berkeley, California are subject to change based on local laws. Applicants will only be screened on sex related crimes and having a record of being a registered sex offender.

GUARANTOR SCREENING REQUIREMENTS (for Applicants with Guarantors)

The guarantor must have acceptable, verifiable credit in the U.S.

The guarantor must be at least 25 years of age at the time of application.

A credit report will be processed on each guarantor by a third-party screening company.

The guarantor’s overall screening decision will be based on the following criteria and guidelines:

  • The guarantor’s past two years of credit must show an acceptable accounts ratio. Bankruptcy filings and foreclosures may have an adverse effect on the overall screening decision
  • Non established credit history may have an adverse effect on the overall screening decision. Collections and delinquent accounts may have an adverse effect on the overall credit score; however, student and medical accounts will not be taken into consideration.
  • The debt-to-income ratio (calculates the guarantor’s outstanding debt as a percentage of income) is considered during the screening process.
  • A poor credit score may be acceptable with the pre payment of the annual rent or an additional deposit.
  • Eviction judgments may have an adverse effect on the overall screening decision.

SCREENING REQUIREMENTS (for Applicants without Guarantors)

If the applicant cannot produce a qualified guarantor, Landlord may, at its sole discretion, accept pre­payment of rent according to Landlord’s standard terms.

SCREENING REQUIREMENTS (for applicants applying as a Self Guarantor)

The Applicant must have acceptable, verifiable credit in the U.S.

A credit report will be processed on each applicant by a third-party screening company.

The applicant must provide proof of income with an income-to-rent ratio of at least 3:1.

Student financial aid, student loans, or other university-granted gift money shall not be considered as sufficient income source for applying as a self guarantor.

The applicant’s overall screening decision shall be based on the following criteria and guidelines:

  • The applicant’s past two years of credit must show an acceptable accounts ratio. Bankruptcy filings and foreclosures may have an adverse effect on the overall screening decision
  • Non established credit history may have an adverse effect on the overall screening decision. Collections and delinquent accounts may have an adverse effect on the overall credit score; however, student and medical accounts will not be taken into consideration.
  • The debt-to income ratio (calculates the applicant’s outstanding debt as a percentage of income) is considered during the screening process.
  • A poor credit score may be acceptable with the pre payment of the annual rent or an additional deposit.
  • Eviction judgments and filings may have an adverse effect on the overall screening decision.

A criminal background screening will also take place; the application may be rejected based on discovery of the following kinds of convictions:

  • All felonies
  • Sex related crimes
  • Misdemeanors involving injury to persons
  • Misdemeanors involving burglary or theft of property Having a record of being a registered sex offender
  • Applications may also be rejected upon discovery of arrests for any assault, felony, sex related crime, arson, or criminal violation involving the sale or manufacture of illegal drugs that was resolved by conviction, court ordered community supervision, plea of nolo contendre, or pretrial diversion.

REJECTION POLICY

If your application is denied due to negative and adverse information being reported, you may:

  • Request a copy of your consumer credit report from the credit reporting agency Resident Verify, LLC, 2912 Executive Parkway, Suite 200, Lehi, Utah 84043; and
  • Request a correction of the information if you deem said information to be inaccurate.

ACKNOWLEDGMENT

You hereby acknowledge that:

  • A complete and accurate rental application is required
  • A background check will be processed on each applicant by a third-party screening company. Any individual who in Landlord’s sole discretion constitutes a direct threat to the health or safety of an individual, the community, or the property of others, will be rejected.
  • Incomplete, inaccurate, or falsified information will be grounds for denial of the application, in which case the Landlord will have the right to retain all application fees, administrative fees and, security deposits applicable to the application as liquidated damages and terminate any right of occupancy.
  • Residential application fee is non-refundable.
  • Your name will be checked against the Office of Foreign Assets Control of the U.S. Department of the Treasury (OFAC) List. This list contains names of terrorists, international narcotics traffickers, and those engaged in activities related to the proliferation of weapons of mass destruction. Should the search produce a name match, the application process will be suspended until full identification can be determined. If identification is not confirmed the application process will be completed. If identification is confirmed your application will be denied.

PERSONAL LIABILITY COVERAGE REQUIREMENT

CA Management Services requires all residents to provide proof of a minimum of $100,000 personal liability coverage as a condition of residency.

You may purchase coverage to satisfy your lease requirement from our preferred partner or you may acquire the insurance from an insurance agency of your choice.
